Real estate concept

The objective of this industrial zone is to offer land suitable for industrial and commercial activities to businesses that decide to settle here and assist the region in its effort to decrease the unemployment level. We prefer small and medium enterprises, domestic or foreign, specialising in fields such as electronics, electromechanics, manufacturing of parts for machine or automotive industry, furniture manufacturing etc. In addition to strengthening these major industrial fields in the area, we welcome investors who will at least partially cover the needs of the local labour market. The only current limitation is that the proposed firm may have no negative impact on the environment whatsoever.

Real estate profile

The zone consists of flat land designated by the first amendment to  the ground plan in 2001 for industrial development with regular public transportation connection to bigger cities (train, bus). The site is intersected by a gas pipe and a high voltage power line, which provides for the possibility of connecting future production facilities onto this infrastructure. The entire property is owned by the municipality, which eliminates the need to negotiate with individual owners. The land is currently used for agricultural purposes; it can be vacated after negotiations with current users. Unemployment rate in the area is lower that the average of Znojmo district (9-10%) and being in the proximity of the district town of Znojmo gives more options in recruiting qualified employees. There are three major industrial factories in the vicinity. The positive factors present here include favourable natural and living and business environment in the proximity of a larger town, active approach of the current owners and the proximity of the Austrian market. Noise possibly resulting from production activities is unlikely to reach the inhabited areas. The price level is usual for this area, somewhat lower than that of other locations of similar characteristics. A Building Office of the first instance is located in Hodonice and is able to react to emerging needs immediately. 2 WWTP’s are on the municipal premises, another one should be completed by the end of 2005.

Development opportunities

To facilitate standard operation, electrical network access of sufficient capacity will be required as well as a rainwater sewage. In addition to manufacturing firms, we would also like to include firms involved in trade and services. It is understood that once an agreement with a potential investor is reached, an assessment of further opportunities for the development and operation of the site will be made.
Second amendment to the ground plan – gas and High Voltage in immediate proximitz of the investor. Also efforts have been made to divert long-distance trucks through a tunnel under the railroad and limit passage through Hodonice to car traffic. In case of water-intensive production, water pumping from Dyje river is supposed (approx. 1 km from the site). The entire future perspective and the competitiveness of our municipality or the entire region may depend upon a well-developed industrial zone.
