Real estate concept

Pánov industrial zone is located north of the town of Hodonín, offering an intact flat area of 10.4 ha. The town owns an area of approx. 8 ha; the rest is the property of private owners covered by grown woody plants. The location of the zone is in accordance with the ground plan. At present the town of Hodonín has complete plans for equipping the zone with technical infrastructure matching European standards, with the costs estimated to CZK 50 million. If the town can demonstrate strong interest in the development of this zone on the side of the investor, it can apply for state contribution to the cost of infrastructure development in the zone. In our estimate, the zone can be prepared for investment within 12 months of the purchase date.

Real estate profile

The zone consists of flat land, designated for industrial production, with direct connection onto the main traffic corridor which connects the town of Hodonín with the motorway system (20 km). The town of Hodonín currently has detailed technical documentation for providing the zone with technical infrastructure. Technical infrastructure, as well as appropriate roads, all with capacity sufficient for the investment project, will still have to be built. The plan of the industrial zone takes into consideration requirements of potential investors for the size of area for construction. The service infrastructure is designed to enable portioning or merging of plots. The only disadvantage is the fact that the location cannot be connected to a railroad siding. The accreditation as an industrial zone is listed here as last - although the zone underwent training as part of the programme for industrial zones organized by the Business and Investment Development Agency CzechInvest, the accreditation could not be issued due to the fact that the planning permit has not yet been approved.

Development opportunities

The industrial zone is planned to cover the area designated by the ground plan. Since the zone is situated outside the town’s build-up areas, it is no way restricted by current housing development. Plots adjacent to the industrial zone have previously been used by the military. This area is currently in the process of legally becoming the property of the town of Hodonín. This area of around 100 ha is a clear development opportunity in this location capable of absorbing numerous investment projects.
