Real estate concept

The objective of this industrial zone is to offer land suitable for industrial and commercial activities to businesses that decide to settle here and assist the region in its effort to decrease the unemployment level.We welcome preferably small and medium enterprises, domestic or foreign that will at least partially cover the needs of the local labour market. Businesses willing to settle in the location will be eligible for certain benefits.The only current limitation is that the proposed firm may have no negative impact on the environment whatsoever.

Real estate profile

The zone is constituted by flat land and is designated for small-sized production. The location is situated in between the I/54 and III/4994 roads, the latter being the site boundary. The unemployment level in the district currently stands above 10 %. The area has a long-lasting tradition of metal and metal goods production. The zone is owned by the town, the state, and private entities. Planning documentation for development as well as for providing the location with technical infrastructure support, access roads etc is prepared. Future activities required to prepare the zone for investments include buying out land and developing technical infrastructure networks. Current owners are rarely willing to sell their plots and negotiations conducted with them failed owing to their large numbers. The positive factors present here include favourable natural and business environment in the proximity of a larger town, active approach of the current owners and the proximity of the Austrian and Slovakian market. Noise possibly resulting from production activities is unlikely to reach the inhabited areas. Price is at the level usual in the area, somewhat lower than that of other areas of similar characteristics.

Development opportunities

To enable smooth operation, connection of sufficient capacity to the electrical power distribution network will be required, as well as rainwater and wastewater sewage, gas and water supply infrastructure and access roads. The local administration needs to be supported in its activities aimed at buying out the plots of land owned by private entities. Planning documentation includes guidelines for developing technical infrastructure and access roads. In addition to manufacturing firms, we would also like to include firms involved in trade and services. It is understood that once an agreement with a potential investor is reached, an assessment of further opportunities for the development and operation of the site will be made.

Note: Železárny Veselí plant is being gradually divided into parts (after renovation some objects can be utilised for business activities). Eurotec Konečný, a company specialising in car components, is located in the neighbourhood of industrial zone.
