Real estate concept | |||
|
The objective of this industrial zone is to offer land suitable for light industrial activities and production and non-production services. The zone is designated for small and medium enterprises concentrating in the fields of electronics, electromechanics, machinery components manufacturing, furniture manufacturing, metal-working industry etc. The main goal of the zone is to aid the development of business and entrepreneurial environment of the town and microregion. In addition to strengthening the above-mentioned fields represented in the town, we look for investors that will at least partially satisfy the needs of the local labour market. | |||

Real estate profile | |||

The zone is constituted by flat land, in part mildly sloped, with an overall area of almost 11 ha. The area is connected in two places to the road network with distance from the D1 motorway within 2 km. The nearest place for railway transportation loading and unloading is the railway station in Vyškov, approx. 1 km away. The town of Vyškov plans to invest in complete technical infrastructure for the location in the years 2005 – 2006. At present, documentation containing guidelines for development of technical infrastructure and roads for the entire zone is prepared. Construction work on one of the road connections, as a first stage of the development of the zone, are to start immediately. Selling price of the land has not yet been specified, it can, however, be expected that it will not be higher than prices usual in the area. | |||

Development opportunities | |||
|
The outlined size of the industrial zone complies with the area identified in the ground plan documentation. Taking into consideration the fact that this is the third industrial zone in Vyškov, further expansion or development of production areas in the town is unlikely in the next 5 – 8 years. The city planning concept and its technical organisation, however, make such expansion possible in cases of pressing need. The zone prefers Czech-owned businesses; the next stage will include the establishment of an incubator, with the remaining area allocated to an investor operating in a field with high added value. | |||

Note: major companies in the area (Zbrojovka, Rostex, Rostroj) are in operation despite their privatisation and still employ a considerable number of their original employees. The remaining manufacturing halls host a number of small and medium firms. | |||
